Average either the sale prices or the prices per square foot and you will see that this home is a phenomenal deal especially with all of the upgrades. 

 

See the link above this section for the chart that sets out the criteria I used, but also shows the sold homes for this area.  Unfortunately, you cannot search for homes that have sold on my Actriss website.

 

As of March 4, 2009, you will see from the chart (Search criteria is at the bottom of the chart) that the average sales price is $86.98 per square foot which would put this home at approximately $144,908.  I have removed the homes that sold due to foreclosure from these statistics.  Although there were only a couple, the foreclosure sold prices will skew the numbers since they are typically sold for much less than the property is actually worth.  Even with the foreclosures removed, 20 homes still sold in this neighborhood through what has been the worst of times so far in the Austin market place (with the exception of the 1980's).  Obviously, this home and its neighborhood are worth their weight in gold. 

 

Most Realtors may tell their buyers to pick a number somewhere in between the high and the low prices per square foot and/or actual asking prices that they can live with should they lose the home based on their offer.  This sales price is the number you may wish to offer.  Just wait until you see the inside and tell me this is not a GREAT DEAL!!
